What are the Roles and Responsibilities of an Agent?
Although a homeowner can sell their own home and a home buyer can buy without an agent, there are many things that an agent can do to facilitate the process, including protecting everyone involved in the transaction.
Here is an outline of the roles and responsibilities that a real estate agent takes on:
Educator and Thought Leader
One of the most important roles a realtor has is to educate clients. This means providing them with data about the local home market, including comparable sales. Then, the home seller can know they priced their home correctly while buyers can see what’s considered a fair price. Research skills are critical.
The education process also involves explaining the buying and selling processes to clients so they can feel confident about what they are going through.
Guide and Advocate
A real estate agent must know what their clients want and need as well as understand their motivations and budget. That way, they can serve as a guide and advocate to achieve those on the client’s behalf. A real estate agent must look out for their client’s best financial interests.
Negotiator
A real estate agent takes on the role of negotiator when it comes to getting the price the seller or buyer wants as well as overseeing the type of terms that can be agreed to. For example, an agent may negotiate which repairs are completed or whether the buyer or seller will cover the closing costs or split them.
Marketer and Networker
A realtor has to market a home for their seller clients. This means having the ability to know which channels, including social media, online, and offline channels, to market the home and how to present compelling listing information and promotional materials. The marketing process also involves organizing and overseeing open houses.
In terms of being a networker, this means spending the time to get to know other local agents. This way, an agent can find out about homes before they are even officially listed or find a buyer for their client. Keeping these good working relationships can also lead to smoother transactions and closures.
On a networking basis, the role also extends to trusted professionals that are often involved in the purchase and sales process, such as home inspectors, contractors, and lenders.
Administrator
There is considerable paperwork throughout the process that requires an agent to be very detail-oriented to cover all aspects while excelling at time management. This includes responding to inquiries, scheduling and planning showings, updating property listings, and drafting and reviewing documents and contracts.

As you can see, a real estate agent wears many hats, whether they represent the buyer or the seller. There are so many aspects to both processes that it makes sense to work with a professional who understands their roles and responsibilities and is fully licensed and certified to undertake all of them.
Although there are many qualified real estate agents out there, it’s important to find the one that’s right for you. Read online reviews, get recommendations, and interview potential candidates before hiring the first real estate agent who calls you back.
