If you're thinking about buying a home in Murrieta, there's a good chance mortgage rates are part of the conversation.

Maybe you've found homes you like, but you're waiting for rates to come down. Or perhaps you've decided to pause your search because you believe significantly lower rates are just around the corner.

But what if they aren't?

A lot of buyers are putting their plans on hold based on the expectation that mortgage rates will drop substantially. The problem is, today's forecasts don't guarantee that will happen anytime soon.

That doesn't mean you have to buy today. It simply means it's worth understanding the market and your options before deciding that waiting is automatically the best strategy.

1. Mortgage Rates Aren't Expected To Fall Dramatically

If you're waiting for rates to fall, you're certainly not alone.

A recent survey from Clever-Best Interest found that 42% of people believe mortgage rates will drop below 5% this year. The challenge is that the experts who regularly forecast mortgage rates aren't expecting that kind of dramatic decline.

Forecasts from Fannie Mae, the Mortgage Bankers Association, and Wells Fargo show mortgage rates remaining relatively steady in the low-to-mid 6% range through at least mid-2027.

Could rates move lower? Absolutely. But if you're waiting for rates to suddenly return to the 4% or 5% range, current forecasts suggest you could be waiting longer than you expect.

2. Inflation Is Still Working Against Lower Rates

One of the biggest factors influencing mortgage rates is inflation.

Generally speaking, higher inflation makes it more difficult for mortgage rates to fall significantly. And after a period of relative stability, recent data shows inflation has been trending higher again. That helps explain why experts aren't currently forecasting the dramatic drop in mortgage rates many buyers are hoping for.

There are a lot of factors that influence rates, including inflation, Treasury yields, Federal Reserve policy, economic conditions, and global events.

In other words, nobody can predict exactly where rates will be a year from now. That's why building your entire homebuying plan around the assumption that rates will fall can be risky.

3. Today's Mortgage Rates Are Higher Than a Few Years Ago, But They're Not Historically Unusual

This may be the biggest mindset shift for today's buyers.

Mortgage rates in the 6% range may feel high compared to the rates many homeowners secured during the pandemic, but historically, they're actually much closer to normal.

Freddie Mac data shows mortgage rates have spent much of their history between roughly 5% and 10%. That's important context.

It doesn't make today's monthly payment feel any smaller, but it does remind us that the ultra-low rates of 2020 and 2021 were an unusual period, not necessarily the standard buyers should expect to return.

So if you're waiting for rates to get back to those levels before making a move, it's worth asking yourself whether that is a realistic timeline for your plans.

So, What Can Murrieta Buyers Do Instead?

None of this means you need to buy a home today.

If waiting makes sense for your finances and your life, that's completely okay.

But if you're ready to move and affordability is the biggest obstacle, there may be other ways to make the numbers work without waiting for mortgage rates to dramatically change.

Look at New Construction

Many builders are offering incentives to attract buyers, which can include price adjustments, mortgage rate incentives, closing-cost assistance, and upgrades.

Depending on the community and the builder, these incentives could make a meaningful difference in your overall cost.

Ask About a Mortgage Rate Buydown

A rate buydown can reduce your mortgage rate and lower your monthly payment.

There are different types of buydowns and different ways they can be structured, so it's important to talk with a lender about whether one makes sense for your financial situation.

Consider an Adjustable-Rate Mortgage

If you don't plan to stay in your home long-term, an adjustable-rate mortgage may offer a lower initial rate than a traditional 30-year fixed mortgage.

An ARM isn't right for everyone, and it comes with additional considerations, so this is definitely something to discuss carefully with a qualified lender.

Look Into Assumable Mortgages

Some existing mortgages may be assumable, meaning a qualified buyer can take over the seller's existing loan and potentially benefit from its lower interest rate.

Not every loan qualifies, and there are requirements involved, but it's another option worth asking about when you're searching for a home.

Don't Let One Number Make the Decision for You

When you're buying a home in Murrieta, the mortgage rate is important, but it isn't the only number that matters.

Your purchase price, monthly payment, down payment, available inventory, seller concessions, insurance costs, taxes, and how long you plan to own the home all play a role in determining whether a purchase makes sense.

That's why the better question may not be:

"When will mortgage rates go down?"

It may be:

"Does buying make sense for me at today's rates, and what options could make it more affordable?"

That's a much more useful question to answer.

If you've been putting your Murrieta home search on hold because you're convinced mortgage rates will be significantly lower soon, it may be worth taking another look at that strategy.

Nobody knows exactly where rates will go next. But if your plans have changed and you're ready to move, you may have more options than you realize.
